Sure Mortgage Capital was founded as Durham Capital in 1984 by John Winters, a chartered accountant with extensive experience in real estate investment. While in private practice, Mr. Winters came to realize the potential involved in the private lending market. Mr. Winters came to realize that large financial institutions weren’t meeting the needs of commercial property owners and developers. Banks often refused to adjust rigid lending criteria or responded slowly to financing opportunities, even for a borrower with a solid track record and desirable property security. Recognizing the opportunity to provide short-term financing for properties undergoing repositioning or renovation, Mr. Winters formed Durham Capital in 1984.
In 2003 John Winter’s son Jeffrey Winters, was running Sure Mortgage, a real estate brokerage with many commercial clients. Through the evolution of working together on many deals they merged to form Sure Mortgage Capital and have been active in private lending since then.
With exceptional risk assessment skills, Sure Mortgage Capital has not lost money on a single loan they have participated in since their inception. This focus on preservation of capital has also built a loyal following of private investors. Attracted by our stable returns, real-property security and extensive risk analysis, investors participate on a loan to loan basis.
As Sure Mortgage Capital grew in size, Jeffrey Winters took over as president while John Winters remained on as an active investor and head of the loan approval committee. Ryan Stewart, a long time investor with considerable business experience was brought in during 2010 as a partner to help develop our services. Mr. Stewart’s investment experience, history of running a multi million dollar business, and long standing relationship with Sure Mortgage Capital made him a great fit. This addition has already helped Sure Mortgage Capital in many facets, most notably in our corporate structure which has lead to unprecedented growth. Being an investor himself, his commitment to preservation of capital also fits the Sure Mortgage Capital environment.
